10.20.11- BZA Holds Public Hearing at 10/27 Meeting
On Thursday, October 27th at 6:00 p.m. the Trotwood Board of Zoning Appeals will hold a public hearing at the Trotwood Community Center, 4000 Lake Center Drive. This Public Hearing involves a Conditional Use request, as well as an associated Variance request to establish an Automobile Dismantling and Automotive Repair facility (including sale of automotive parts), within the “L-I” Light Industrial Zoning District at 1735 James H. McGee Boulevard (Parcel I.D. #’s H333-02301-0022).Under Chapters 1169 [“L-I” Light Industrial Zoning District] and 1133 [Conditional Uses] of the Trotwood Zoning Code, Automobile Dismantling and Automotive Repair require Conditional Use approval from the Board of Zoning Appeals.
In addition, under Section 1189.04 [FENCES, WALLS, AND HEDGES] of the Zoning Code, “No fence or wall structure shall be permitted to exceed six feet in height”. The applicant proposes the placement of an eight-foot high metal panel enclosure fence along the rear and side yard site perimeter. Hence, a variance to permit an increase in fence height from six to eight feet is requested under Chapter 1129 of the Zoning Code.
